303 Broadway at Queen City Square is a 17-story Class A+ building with eight floors of office space atop a 665 space parking facility. It features 188,500 square feet of top quality office space, with approximately 23,500 rentable square feet per floor.

303 Broadway at Queen City Square is the first phase of the overall Queen City Square development which is planned to include an adjacent office tower of 35 stories plus retail stores.

The building is located at the northwest corner of Third Street and Broadway in downtown Cincinnati's "Financial District".

Floor-to-ceiling windows are comprised of high performance, low-e, insulated glass.

The building's faηade features a bright metal and glass curtain wall that is uniform on both the office and garage levels. The lower portion of the building facing Third Street and Broadway are clad in Bethel White granite, the whitest granite in the world. The corner of the building at Third and Broadway features a distinctive semicircular design that extends the full height of the building, with a dome at the top.

The building lobby features a soaring 22' high ceiling defined with a 9' high curving soffit clad in cherry wood. The lobby walls are of green Quetzel marble while the floors are comprised of an elegant blend of white and light beige granite. The office elevator lobby features stainless steel elevator doors, a wood ceiling and a high-technology television monitor.

Heating and cooling is provided by a state-of-the-art system designed for 5 watts psf cooling utilizing a constant volume air distribution system with mixing boxes and on floor air handlers. Two 255 ton rooftop rotary-screw chillers and a cooling tower controlled by a modern DDC energy management system are included as a part of the system.

120/208V three-phase electric service is provided with metered power on each tenant floor. The system is designed to provide a total demand load of 7.3 watts per usable square foot for tenant power and lighting requirements. Primary power is served by a highly reliable dual-fed grid.

4 high-speed (700 feet per minute) 3,500 pound capacity passenger elevators service the office levels. Three separate elevators service the garage levels, including the 5,500 pound capacity service elevator which accesses the loading dock and all levels of the building.

Floor loads are designed for 50 lbs psf live loads, plus a 20 lbs psf partition load. Furthermore, in certain locations the building has the capability to handle live loads of up to 80 lbs psf.

The building's fire protection system includes a "wet system" with concealed sprinkler heads. The building further includes a modern zoned, non-coded, fully addressable microprocessor based fire detection and alarm system with addressable smoke detectors, ADA horn and strobe alarm indicators and voice alarm messages. The central network of the alarm system is located on the first floor of the lobby and includes remote alarm transmission to the on-site building attendant and municipal fire department.

The landlord of the building is 303 Broadway QCS, LLC, an Ohio limited liability company and a wholly owned subsidiary of the Western & Southern Financial Group. Officially, the Port of Greater Cincinnati Development Authority owns the property and is master leasing the building to 303 Broadway QCS, LLC. This structure was required to implement the financing arrangement for the project.
